Do I Need an EICR to Sell My House?

There is no law that forces you to have an EICR before selling your home in England, but many sellers choose to. An EICR, an Electrical Installation Condition Report, is a thorough inspection and test of your fixed wiring, consumer unit, sockets and circuits, and having a satisfactory one ready can head off awkward questions from a buyer's surveyor or solicitor. If your wiring is older, a clean report reassures buyers and can stop the electrics becoming a point to haggle over late in the sale. If there are problems, you find out on your terms, with time to deal with them rather than under pressure in a chain.

Whether it is worth doing really depends on the age and history of your installation. We carry out EICRs across Spalding, Bourne, Sleaford, Peterborough, Grantham and the surrounding villages, working methodically through the whole installation and coding every finding by how urgent it is. With 30 years in the trade and City and Guilds qualified throughout, we hand you the formal report plus a plain-English summary of what matters and what can wait. You get a free fixed quote before we start, so the cost is settled up front with no surprises.

Your questions, answered

Is an EICR a legal requirement when selling?

No. Unlike letting a property, where an EICR is required by law, selling your own home carries no such duty. Plenty of sellers still choose to have one so the electrics do not become a sticking point during the sale.

Will a buyer ask for one?

Some do, particularly on older homes, and a surveyor may recommend one. Having a recent satisfactory report to hand can save time and stop the electrics being used to renegotiate the price.

What if the report finds problems?

It simply lists what needs attention, coded by urgency. We explain each item plainly and give you an honest fixed price to put it right, so you can decide whether to fix it or reflect it in the sale.
